Work ContractTerms of Employment – If you are due to re-locate to London and have not started your current employment a contract may be supplied as proof of employment thus demonstrating your demand as an employee.

Tenant Application Questionnaire - At Metropolitan and Crown, we present all applicants a Tenant Application form which needs to be filled out in all Mandatory sections. This application form alongside all requested documents above are then sent to a 3rd party company to then carry out all necessary checks.

A Guarantor This is normally the parents, Where a guarantor has entered into an agreement, this means that in the event of a tenant being unable to meet their obligations under the tenancy agreement, whether it is for overdue rent, damage to the property or whatever, the Guarantor is legally bound to accept the liabilities on behalf of the tenant. Use of a Guarantor is like an insurance policy for the landlord or lettings agent against the tenant defaulting on the rent. Like with most types of insurance, the number of claims against guarantors has risen in recent years, so the requirements for being a guarantor are getting somewhat tougher. Nowadays, a guarantor must usually be a homeowner that does not fail a credit inquiry and is therefore probably in regular employment. A person would not provide much of a guarantee if they were themselves unable to make a payment should the circumstances require it. Bank statements and payslips of the Guarantor must be provided to ensure the applicants success..

Student Letter A Student letter can be acquired from the student service desk in any university or academic premises. This is to ensure that the person(s) claim to be a student is validated from the initial start of the tenancy in order to qualify for student’s rental discounts (subject to availability and location).

WHAT IF I AM NEW TO LONDON AND I AM LIVING IN TEMPORARY ACCOMODATION AND TRYING TO FIND PERMANENT ACCOMODATION?

A strong Guarantor must be provided. If not, we would look to acquire two (2) months advance rent as alongside the benefits as a Lower Deposit Service is offered. Once all formalities have been dealt with we will then issue a Tenancy Agreement can then be used to open a UK Bank Account at any branch.
